Why Is Benahavís One of Europe's Most Exclusive Property Markets?
Benahavís is a white-walled Andalusian mountain village municipality that has become one of the most exclusive luxury property markets in Europe. Located between Marbella and Ronda in Málaga province, it covers 145 square kilometres of mountainous terrain — giving it the lowest population density and largest plot sizes on the Costa del Sol.
The municipality has the lowest property tax (IBI) rates of the three Golden Triangle towns, making it fiscally attractive for high-value properties. La Quinta

Los Flamingos

Monte Mayor
Private hillside estate on the road to Ronda. Spectacular mountain views, large plots, absolute tranquillity. Villas from 1.5 million euros. Lower density than other Benahavís communities.
Los Arqueros
Golf community above San Pedro de Alcántara. Modern apartments and villas with golf course and mountain views. Entry-level for Benahavís: apartments from 300,000, villas from 800,000 euros.
Does Benahavís Have Lower Property Tax Than Marbella?
Benahavís municipality has consistently maintained lower IBI (council tax) rates than Marbella or Estepona. On a property with cadastral value of 1 million euros, the annual IBI saving compared to Marbella can be 1,000-2,000 euros.
