There are 160 kilometres of coastline between Málaga and Gibraltar. Not all of it is worth buying on. What “Beachfront” Actually Means
- Front-line beach: directly on the sand. No road. 40-60% premium. Rare and getting rarer.
- Beach-side: within 100-200m. One road to cross. 20-30% premium.
- Walking distance: within 500m. Minimal premium.
- “Close to beach”: agent-speak for up to 2km. Not beachfront.
The Ley de Costas
Spain’s Coastal Law protects the shoreline. Properties within the first 100m from the high-water mark can face restrictions on modifications or transfer. - Salt and humidity: higher maintenance. Corrosion, damp, faster paint deterioration.
- Wind: Levante wind can be strong on east-facing properties. South/south-west ideal.
- Seasonal noise: beach bars, events June-September. Quiet in winter.
- Rental potential: front-line commands 20-30% higher nightly rates.
- Ley de Costas: always verify coastal zone classification.
- Parking: older beachfront developments often lack adequate parking.
