Property for Sale in Las Chapas, Marbella

Las Chapas is Marbella’s quietest premium residential area — a neighbourhood of large plots, mature pine forests, and unhurried living on the eastern edge of the municipality. Villas here range from €1 million to €4 million on generous grounds that are increasingly rare in modern Marbella. Buyers are typically established families seeking space and privacy, nature-oriented retirees, and discerning investors who recognise that Las Chapas’s large plot sizes represent a diminishing asset class on the Costa del Sol.

About Las Chapas

Las Chapas occupies a stretch of hilly terrain east of Elviria, running from the coast road up into the foothills behind Marbella. The name comes from the sheet-metal markers that once delineated the pine forest boundaries in the area. Today, those pine forests remain — Aleppo and umbrella pines create a canopy that gives Las Chapas a distinctly different atmosphere from the manicured coastal developments to the west.

The area was developed gradually from the 1970s through the 2000s, with villas built on large, often irregular plots that follow the natural contours of the land. Plot sizes in Las Chapas are exceptional by Marbella standards: 2,000–5,000 m² is common, and some estates exceed 10,000 m². This land generosity — combined with the tree cover and the elevation — creates a sense of seclusion that is impossible to achieve in denser neighbourhoods like Nueva Andalucía or the Golden Mile.

The beachfront section of Las Chapas includes Playa de Cabopino, one of the most attractive beaches in the Marbella municipality, backed by protected sand dunes and adjacent to the small marina at Puerto de Cabopino. The contrast between the quiet residential streets above and the charming harbour below is one of Las Chapas’s defining qualities.

What Property Is Available in Las Chapas?

Estate-Style Villas

The signature property in Las Chapas is a substantial villa on a large, wooded plot — typically 5–7 bedrooms, 400–800 m² of built area, set within 2,000–5,000 m² of grounds with private pool, landscaped gardens, and often separate guest accommodation. In 2026, these properties range from €2–4 million. The most impressive estates, with commanding elevated positions and panoramic views, can exceed €5 million.

Mid-Range Family Villas

Smaller villas with 3–4 bedrooms on plots of 1,000–2,000 m² offer entry to the Las Chapas market from €1–1.8 million. These suit families who want the space and greenery of the area without the maintenance demands of a large estate. Many are set within quiet urbanisations with shared tennis courts or communal areas.

Renovation and Build Projects

Older properties on exceptional plots offer renovation potential. An original 1980s villa on a 3,000 m² plot might sell for €1.2–1.5 million, with scope for either deep renovation or demolish-and-rebuild. Building plots, where available, range from €400,000 to €1 million depending on size, position, and view. Build costs at high specification add €2,500–3,500 per square metre.

Living in Las Chapas

Life in Las Chapas is outdoor-oriented and private. Residents enjoy large gardens, walking trails through the pine forests, and a genuine connection to nature that is rare at this latitude on the Mediterranean. The air is cleaner and the temperatures slightly cooler than the coast — particularly welcome in summer. Many properties border protected woodland, meaning the natural surroundings will never be developed.

Puerto de Cabopino, the small marina at the base of Las Chapas, is a charming contrast to the scale of Puerto Banús. It has a handful of waterfront restaurants, a chandlery, and berths for small to medium vessels. The beach at Cabopino is backed by protected dunes and is one of the best family beaches on the coast — clean, relatively uncrowded, and with gentle waves.

The nearest schools include the English International College in Elviria (10 minutes) and the Deutsche Schule Málaga campus (15 minutes). For shopping, dining, and medical services, Marbella centre is 15 minutes west and the Hospital Costa del Sol is 10 minutes along the coast road. Málaga airport is 35–40 minutes east — the shortest airport transfer time of any premium Marbella neighbourhood.

Nearby Areas

Elviria borders Las Chapas to the west, offering more commercial facilities and the Nikki Beach social scene. Marbella East covers the broader coastal stretch, with varied property types and family beaches. Rio Real lies further west toward the town centre, centred on the Rio Real golf course.

Buying Property in Las Chapas

Las Chapas is a market where patience and local knowledge pay dividends. Many of the best properties are owned by long-term residents who sell privately, and the area’s lower transaction volume means opportunities are less frequent but often well-priced when they appear. An independent buyer’s advisor with access to off-market properties is essential in this segment. Learn about our buyer advisory service →

For properties on larger plots, verify boundary lines carefully against the catastral records. In areas where plots were originally carved from forest land, boundary discrepancies are not uncommon. Also confirm water and electricity supply capacity for large estates, particularly those in more elevated positions. Read about legal due diligence →

Frequently Asked Questions

Why are Las Chapas plots so much larger than other Marbella areas?

Las Chapas was developed when planning regulations permitted larger minimum plot sizes, and the hilly, wooded terrain naturally created larger parcels. Modern planning rules on the Costa del Sol require much smaller minimum plots, so Las Chapas’s generous land holdings represent a finite, non-replicable asset.

Is Las Chapas isolated?

Quiet, but not isolated. Marbella centre is 15 minutes by car. The hospital, supermarkets, and schools are all within a 10–15 minute drive. Cabopino marina provides nearby dining. Las Chapas suits buyers who actively seek privacy and space — it is not the choice for those who want walkable urban amenities.

What about fire risk in the pine forests?

Mediterranean pine forests carry an inherent fire risk in dry summers. Properties in Las Chapas should maintain defensible space around buildings, clear dry vegetation regularly, and have adequate water storage. Marbella municipality provides seasonal fire prevention services, and most properties have private water deposits. Insurance premiums for forested locations may be slightly higher than coastal equivalents.

What is Cabopino marina like?

Puerto de Cabopino is a small, charming marina with around 170 berths, several restaurants, and a relaxed atmosphere that is the opposite of Puerto Banús. It attracts sailing enthusiasts and families rather than the superyacht crowd. Berths for small vessels are more affordable and available than at the larger marinas.

Has Spain’s Golden Visa ended?

Yes. Spain closed the Golden Visa to new real estate applications in April 2025. Non-EU buyers should explore alternative residency options. Contact our team for guidance →
