Property for Sale in Selwo, Estepona
Selwo is a family-friendly residential area in western Estepona, best known for its proximity to Selwó Aventura wildlife park and a growing collection of modern apartment and townhouse developments. Apartments range from €250,000 to €450,000 and townhouses from €350,000 to €600,000, making Selwo one of the most accessible entry points to the Estepona property market for families and first-time buyers in Spain.
About Selwo
The Selwo area takes its name from Selwó Aventura, a 100-hectare wildlife park that has been one of the Costa del Sol’s most popular family attractions since it opened in 1999. The park is home to over 2,000 animals from five continents, including African elephants, giraffes, lions, and a wide variety of bird species. While the park gives the area its identity, Selwo’s appeal as a residential neighbourhood goes well beyond the attraction itself.
Selwo sits on the western side of Estepona, between the town and the Casares municipal border. The area has seen significant residential development since 2015, with a wave of mid-range apartment complexes and townhouse communities built to serve the growing demand for affordable, modern housing in the Estepona municipality. Unlike the New Golden Mile’s beachfront luxury focus, Selwo’s developments target a broader market — young families, couples, remote workers, and retirees looking for quality construction at reasonable prices.
The area is set slightly inland from the coast, with most developments positioned between the AP-7 motorway and the foothills. The beach is a 5-10 minute drive. Estepona town centre is approximately 5 minutes west. The landscape is gently sloping, which gives many properties mountain views toward the Sierra Bermeja and, from elevated positions, glimpses of the Mediterranean. The AP-7 junction provides direct motorway access — Marbella is 25 minutes east, Málaga Airport under an hour.

Townhouses
Townhouses are popular in Selwo, typically offering three bedrooms across two or three floors with private terraces, small gardens, and in some cases solarium roof terraces. Prices range from €350,000 to €600,000 depending on size, age, and position within the development. These provide significantly more interior space than apartments and suit families who need extra bedrooms and outdoor areas for children.
Off-Plan and New Build
Selwo continues to see new development launches, with several projects in construction for 2026-2027 delivery. Off-plan two-bedroom apartments start from around €260,000, with three-bedroom townhouses from €380,000. Buying off-plan in Selwo offers the advantage of customising finishes during construction. As always, verify the developer’s track record and ensure bank guarantees are in place for stage payments. Learn about off-plan buying →
Living in Selwo
Selwo is practical, family-oriented, and unpretentious. The wildlife park is an obvious draw for families with young children — annual passes make it a regular weekend activity rather than an occasional day out. Beyond the park, the area benefits from its proximity to Estepona town, which provides a full range of amenities without the premium prices of Marbella.
The nearest beaches are on the Estepona coastline — Playa de la Rada and Playa del Cristo are both within a short drive. Estepona’s Paseo Marítimo offers a long seafront promenade popular for walking and cycling. For dining, Estepona town centre has an excellent and growing restaurant scene, from traditional tapas bars in the old town to contemporary Mediterranean restaurants along the port.
Families have access to several schools in the vicinity. The International School of Estepona is the nearest English-language option. Estepona’s public school system includes several well-regarded primary and secondary schools. A Centro de Salud handles routine healthcare, with the Hospital de Estepona nearby for more urgent needs and Hospital Costa del Sol in Marbella for specialist services.
The community in Selwo skews younger than many Costa del Sol areas — families with children, working professionals, and digital nomads who value the quality of life without the premium price tag. Several developments have active community groups, shared WhatsApp chats, and organised social activities for residents and their children.
Nearby Areas
Selwo connects to several neighbouring areas. Estepona Town Centre is immediately to the west, offering the full range of town amenities and a charming old quarter. Cancelada sits to the east with its village atmosphere and competitive pricing. For beachfront living, Casares Beach is further west with low-density coastal developments near Finca Cortesín.

Frequently Asked Questions
Is Selwo noisy because of the wildlife park?
No. Selwó Aventura is a large, well-managed park spread over 100 hectares. Residential developments are separated from the park by distance and landscaping. Traffic around the park entrance can increase during peak summer weekends and school holidays, but this is localised and does not affect most residential streets.
What are the running costs for a €300,000 apartment?
Budget approximately €3,000-5,000 per year for community fees, €600-1,200 for IBI (property tax), and €1,500-3,000 for utilities (electricity, water, internet). Non-resident owners pay an additional annual imputed income tax. Resident owners include their property in their annual Spanish tax return.
Is Selwo good for investment and rental income?
Selwo’s family-friendly profile and competitive prices make it attractive for long-term rentals to families relocating to the area. Short-term tourist rentals are possible with a VFT licence, though yields are typically moderate compared to premium beachfront locations. Check community statutes for rental restrictions before purchasing.
How far is Selwo from the beach?
Most Selwo developments are 5-10 minutes by car from Estepona’s beaches. It is not a beachfront area. If walking to the beach daily is essential, consider the New Golden Mile or Casares Beach instead. If beach access by car a few times per week is sufficient, Selwo offers better value for money.
Do I need a visa to buy?
No. Property purchase in Spain is open to all nationalities without a visa or residency permit. You will need an NIE (tax identification number). If you plan to live in Spain for more than 90 days within any 180-day period, you will need a residency visa. Spain’s Golden Visa programme for real estate closed in April 2025; current options include the non-lucrative visa, digital nomad visa, and entrepreneur visa. Learn about NIE numbers →
