Their motivation is the seller’s price, not yours. This is not a criticism — it is the business model. How the Spanish Property Market Works
Estate agents are appointed by sellers. The seller pays the agent 5% of the sale price when the deal closes. The higher the price, the higher the fee. When you contact an agency as a buyer, you are not their client. You are their customer. They show you their own listings first. They have no obligation to tell you the property is overpriced or that the seller would accept 15% below asking.
