Benahavís is a mountain municipality of around 8,000 residents that contains some of the most exclusive addresses in Europe. La Zagaleta is a gated private estate with 24-hour security, two 18-hole golf courses, and fewer than 420 plots across 900 hectares. Villas range from €3 million to €30 million. It is as close to absolute privacy as you can find on the Costa del Sol.
Monte Mayor offers altitude — 500 metres above sea level — with correspondingly cooler temperatures in summer and views that stretch to Gibraltar. La Quinta is more accessible, centred around its Robert Trent Jones golf course, with villas from €800,000 and apartments from €500,000.

Estepona is where the smart money is going in 2026. The town has invested heavily in its old centre — pedestrianised streets, ceramic murals on every corner, a regenerated seafront — while new developments along the New Golden Mile are attracting buyers who find Marbella prices too high for what they get.
Beachfront apartments on the New Golden Mile start from €400,000. Townhouses from €500,000. Villas from €800,000. For the same money, you get more space, newer construction, and a town that feels like a real community rather than a resort. The trade-off is less nightlife and fewer Michelin-starred restaurants than Marbella — though Estepona has plenty of excellent dining of its own.
